Full Home Renovation

How long does a whole home renovation take?

Three to six months for a typical single-family home, longer if the structure moves or the house needs rewiring. The sequence is what protects the timeline: everything structural and mechanical first, then inspections, then drywall, then finishes room by room. Kitchens and bathrooms are scheduled last among the finished spaces because their long-lead items arrive last. A schedule that promises all rooms finished at once is a schedule that has not been sequenced.

Should I move out during a whole home renovation?

For a full gut, yes. There is a point where the house has no working kitchen, limited heating and dust in every room, and staying through it costs more in stress than a short-term rental costs in money. For a phased renovation where work moves room by room, most households stay, with a sealed-off work zone and one functioning bathroom held back until the end. Decide this at the scoping stage, because it changes how the work is sequenced.

What usually goes wrong in a whole home renovation, and how is it avoided?

Almost every overrun traces back to a gap between trades rather than to any single trade. The electrician finishes and leaves, the drywall crew is booked for the following week, and the inspection lands in between. Three days become ten. The second cause is discovering what is behind the walls after demolition, which is why an older house should carry a contingency of ten to fifteen percent from the start rather than a change order argued about later.

Which renovations add the most value to a home in Metro Atlanta?

Kitchens and bathrooms still return the most, but the ones that return best are mid-range rather than top of the market: a kitchen finished well above the neighbourhood average rarely recovers the difference. After those, the work that pays is unglamorous. A roof at the end of its life, a panel that cannot carry modern loads and drainage that puts water against the foundation all show up in inspection reports and all reduce an offer far more than they cost to fix.

Kitchen Renovation

Can I use my kitchen during the remodel?

Not the kitchen itself, but most households stay in the house. Expect to be without a sink, a cooker and usually the fridge in that room for the full six to ten weeks. What works is a temporary setup elsewhere: the fridge relocated to a garage or dining room, a microwave and a kettle on a folding table, and washing up in a bathroom or utility sink. Agree where that goes before demolition day, because deciding it after the cabinets are out is how people end up eating out for two months.

Do I need a permit for a kitchen renovation in Marietta?

You do for anything structural, electrical or plumbing, which covers almost every full kitchen renovation. Replacing cabinets and countertops with no change to services usually does not require one. Moving a wall, adding circuits, relocating plumbing or changing the gas line all do. Budget two to four weeks for review in Cobb County and expect inspections at rough-in and at completion. Work done without a permit surfaces when you sell, and correcting it then costs more than the permit ever would have.

How long does a kitchen renovation take from demolition to finish?

Six to ten weeks for a full kitchen, and the calendar is set by two fixed waits rather than by the size of the crew. Cabinets are ordered before demolition and typically take four to six weeks to arrive. Countertops cannot be templated until those cabinets are installed and level, and fabrication takes another two to three weeks after that. Everything else fits around those two. A kitchen promised in three weeks is either very small or the schedule has not been thought through.

How much does a kitchen remodel cost in Marietta, GA?

A kitchen that keeps its existing layout, with semi-custom cabinets, quartz countertops and mid-range appliances, generally lands in the 25,000 to 45,000 dollar range in Marietta. Move the sink, the range or a wall and the plumbing, electrical and framing work push it past 60,000. A cosmetic refresh that keeps the cabinet boxes and replaces doors, countertops and the backsplash can come in under 20,000. The largest single variable is not the finish level, it is whether anything mechanical moves.

Is a kitchen island always worth adding?

Only if the clearances survive it. You want at least 1,050mm of walkway on every side that is used, and 1,200mm on the side where a dishwasher or an oven door opens. Below that, two people cannot pass and the room feels smaller than it did before. In practice a kitchen narrower than about 3.6 metres rarely takes an island without something else suffering. A peninsula gives most of the worktop and seating benefit in a room that cannot spare the walkway.

Open this answer on its own page
Is it worth moving the sink or the range in a kitchen renovation?

Only when the current layout genuinely does not work, because it is the most expensive decision in the project. Moving a sink means new supply lines, a new drain with the right fall, and often opening a floor or a ceiling below. Moving a range means a new gas line or a dedicated circuit and usually new ducting for the hood. Together they can add 8,000 to 15,000 dollars before any finish is chosen. If the layout is workable and the frustration is about storage or light, that money goes further elsewhere.

What is a turnkey kitchen remodel?

One contract covering design, materials, every trade and the final clean, so you agree a scope and a price and then have one person to call. The alternative is managing the cabinet supplier, the plumber, the electrician, the tiler and the countertop fabricator yourself, and absorbing the cost every time one of them arrives to find the previous trade has not finished. Turnkey is not a finish level and it does not mean expensive; it describes who carries the coordination risk.

What is the right order of work in a kitchen remodel?

Design and cabinet order first, because the lead time on cabinets sets the whole schedule. Then demolition, then any framing, then rough plumbing and electrical while the walls are open, then inspection, then drywall and paint, then flooring, then cabinets, then countertop templating, then the countertop, then the backsplash, then plumbing and electrical trim, then appliances. Flooring before cabinets is deliberate: it lets an appliance be replaced later without a lip at the edge of the opening.

Bathroom Renovation

How long does a bathroom remodel take?

Three to five weeks for a full bathroom. The fixed waits are tile setting and waterproofing, which cannot be rushed without causing the failure they exist to prevent, and any custom item such as a glass shower enclosure, which is measured only after the tile is finished and then takes one to two weeks to fabricate. A vanity-and-paint refresh with no tile work is closer to one week.

How much does a bathroom renovation cost in Marietta, GA?

A hall or guest bathroom keeping its existing layout usually runs 12,000 to 22,000 dollars in Marietta. A primary bathroom with a tiled walk-in shower, a double vanity and better fittings lands between 25,000 and 45,000. Moving the toilet or converting a tub to a walk-in shower adds several thousand on its own, because the drain has to move and the floor has to open. A bathroom over a crawl space is cheaper to reroute than one on a slab.

Open this answer on its own page
Is it worth converting a bathtub to a walk-in shower?

In a primary bathroom, usually yes, because the tub in that room is rarely used and the space buys a far better shower. In the only full bathroom of a house with three bedrooms or more, think twice: buyers with small children still look for one tub, and removing the last one narrows the market when you sell. The work itself means moving the drain, rebuilding the floor slope and waterproofing properly, so it is not a surface job.

Why does a bathroom exhaust fan matter so much in a renovation?

Because it is what decides whether the new tile, paint and cabinetry still look new in three years. In a humid climate an undersized or unducted fan puts moisture into the drywall and the framing, and the result shows up as peeling paint, dark grout and eventually mould behind the wall. Size it to the room, duct it outside rather than into the attic, and run it for twenty minutes after a shower. A timer switch is the cheapest upgrade in the whole room.

Cabinets: Fabrication & Install

How do I choose a cabinet finish that will still look right in ten years?

Judge the door in the room it will live in, at the time of day you use that room most, and against your actual flooring rather than a showroom floor. Painted whites and soft greys have held for decades and hide dust well. Very dark painted doors show every fingerprint on the handle side. Stained wood grain hides wear better than any paint and is the safer choice in a household with children or dogs. High gloss looks superb on day one and shows every smear after that.

Open this answer on its own page
How do you clean painted cabinet doors without damaging the finish?

Warm water, a drop of dish soap and a soft cloth, then dry immediately. What ruins a painted door is not dirt, it is what people reach for: anything with ammonia, bleach, citrus oil or a magic eraser will cut through the topcoat and leave a dull patch that cannot be buffed back. Grease around the cooker needs dwell time rather than abrasion. Wipe it with the soap solution, wait a minute, wipe again, and dry it off.

How long do new kitchen cabinets take to arrive?

Four to six weeks for semi-custom, eight to twelve for full custom, and days for stock sizes. This is the single number that sets a kitchen renovation schedule, because nothing after demolition can be finished until the cabinets are installed, and the countertop cannot even be measured. Order them before demolition day, not after. A project that starts with the walls coming out and the cabinets still unspecified will sit unusable for a month in the middle.

How many cabinet door finishes are there to choose from?

The catalogue here runs to more than ninety door finishes across four lines, from painted whites and greys through stained oak, walnut and cherry tones to high gloss, matte and textured melamine. They are filterable by brand and by colour family so you can narrow ninety down to five in a minute. The advice that saves the most regret is to shortlist two or three, then see those doors in person under your own kitchen lighting before anything is ordered.

Is it cheaper to reface cabinets or replace them?

Refacing runs roughly half the cost of replacement and takes days rather than weeks, so it wins whenever the existing boxes are sound and the layout already works. It replaces doors, drawer fronts and the visible face frame, and leaves the carcasses in place. It is the wrong choice if the boxes are particleboard that has swollen at the base, if any run is out of square, or if you want to change the layout at all, because none of those are problems a new door fixes.

What is the difference between framed and frameless cabinets?

A framed cabinet has a solid wood frame across the front of the box, which the door sits against. A frameless cabinet has no frame, so the door covers the whole box edge. Frameless gives you noticeably more usable width in every cabinet and a flush, continuous look across a run. Framed is more traditional, offers a far wider choice of door profiles, and is more forgiving when a wall is out of square, which most walls in older homes are.

What is the difference between stock, semi-custom and custom cabinets?

Stock cabinets come in fixed sizes, usually in 75mm increments, and ship in days. Semi-custom uses the same boxes but lets you change door style, finish, interior fittings and some dimensions, and takes four to six weeks. Custom is built to your drawing with no size constraints and takes eight to twelve weeks. Most kitchens are best served by semi-custom: it handles the awkward wall that stock cannot, without the lead time and cost of building every box from scratch.

Countertops: Quartz & Granite

Can quartz or granite be repaired if it chips?

Both can, and both repairs are visible if you look for them. A chip on an edge or around a sink cutout is filled with a colour-matched resin and polished flush; on a busy granite pattern it disappears at normal viewing distance, on a plain quartz you will know where it is. A crack across a span is different and usually means replacing that piece. Most chips happen at the sink cutout during the first year, which is why the fabricator should be the one to come back and fix it.

Can you put a hot pan on a quartz countertop?

No, and this is the one place quartz is clearly weaker. The resin that binds the quartz begins to soften and discolour at around 150 degrees Celsius, so a pan straight off the burner can leave a white or yellowed patch that will not polish out and is not covered by most warranties. Granite came out of the ground hot and does not care. If you cook the way that makes this likely, either choose granite or keep a trivet within reach of the hob.

Do quartz countertops fade in sunlight?

Some do, slowly, and it matters in kitchens with large west-facing windows. The resin in quartz is affected by ultraviolet light, and over several years a white or very pale quartz can take on a faint yellow cast, usually only visible where a run moves from shade into direct sun. Darker quartz hides it. Granite is unaffected. If a countertop will sit in direct afternoon sun, ask the fabricator whether the specific quartz line is rated for it, because they differ.

Does quartz stain more easily than granite?

The other way round, for most of what happens in a kitchen. Quartz is non-porous, so red wine, coffee, oil and turmeric sit on the surface and wipe away. Unsealed granite absorbs all four, and the oil marks are the ones that do not come out. Where quartz does lose is heat and ultraviolet light: a hot pan can leave a mark that will not polish out, and a lighter quartz in a kitchen with direct afternoon sun can yellow slightly over years. Granite does neither.

How can I tell if my countertop is quartz or granite?

Look at the pattern across the whole run rather than at one spot. Granite has veins and mineral flecks that change direction and density, and the pattern never repeats. Quartz has a more even scatter, and on a long run you can often spot the same cluster twice. Check the edge of the sink cutout: granite shows crystal structure, quartz looks uniform all the way through. A water test is the other tell. Leave a puddle on an unsealed granite for thirty minutes and it darkens the stone; on quartz it sits there and wipes off.

How long does countertop fabrication and installation take?

Plan on two to three weeks between templating and installation for most kitchens. Templating happens once the cabinets are set and level, because the template is cut to the cabinets as built rather than as drawn. Fabrication is usually seven to ten working days. Installation itself is a single day for a normal kitchen, and the sink and hob go in the same day or the day after. The sequence is worth knowing because it is the part of a kitchen renovation that cannot be compressed by adding people.

How often does a granite countertop actually need sealing?

Less often than you are usually told. Test it rather than working to a calendar: put a tablespoon of water on the surface and wait fifteen minutes. If the stone darkens where the water sat, it needs sealing. If it does not, leave it alone. A dense granite in a normal kitchen commonly goes two to three years between coats. A lighter, more porous stone around a sink might want it annually. Sealing more often than the stone needs wastes an afternoon and does nothing.

Quartz or granite countertops: which is better?

Neither is better across the board, and any answer that says otherwise is selling one of them. Quartz is engineered, so it is non-porous, never needs sealing, and comes in consistent colours and patterns you can choose from a sample with confidence. Granite is quarried stone, so every slab is different, it handles heat better, and it needs sealing roughly once a year. Choose quartz for a busy family kitchen where nobody wants maintenance. Choose granite if you want a surface nobody else has and you set hot pans down without thinking.

What is the real difference between quartz and granite countertops?

Granite is cut from a block of natural stone. Quartz is about ninety percent ground quartz mineral bound with resin and pigment, pressed into a slab. That single difference drives everything else: granite is porous and needs sealing, quartz is not and does not. Granite tolerates a hot pan, quartz can scorch or discolour above roughly 150 degrees Celsius because of the resin. Granite varies slab to slab, quartz is repeatable. On price the two overlap heavily; the slab you choose matters far more than the material.

Open this answer on its own page
Which costs more to install, quartz or granite?

They overlap so heavily that the material is rarely what decides the bill. Entry-level granite and entry-level quartz land close together, and a premium quartz pattern can cost more than a mid-range granite slab. The things that actually move the number are the square footage, the number of cutouts, the edge profile, whether there is a waterfall end, and how many seams the layout forces. A second slab bought only to match a pattern across a seam changes the total far more than switching material.

Which is better for a kitchen with young children, quartz or granite?

Quartz, in almost every case. It is non-porous, so spilled juice, milk and sauce cannot soak in, and it never needs sealing, which is one fewer piece of household maintenance nobody remembers. It is also slightly more forgiving of impact than most granite. The trade is heat: keep a trivet by the cooker. If the household also cooks heavily with cast iron, granite becomes the better compromise and the annual seal is the price of it.

Flooring Installation

How long does new flooring take to install?

Two to four days for a typical floor once the subfloor is sound, plus the acclimation time before it. Hardwood and laminate need to sit in the room for several days so the material reaches the humidity it will live in; skipping that is what causes gaps in winter and buckling in summer. Tile takes longer because of setting and grouting time. The subfloor is the variable: a floor that needs levelling before anything is laid adds a day and is not optional.

Is luxury vinyl plank or hardwood better for a kitchen?

Luxury vinyl plank, in a kitchen specifically. It is waterproof, which matters in the one room where a dishwasher or a supply line will eventually leak, and it handles dropped pans without denting the way softer hardwoods do. Hardwood looks better and can be refinished several times, which vinyl cannot, so it remains the better choice through living areas. Running hardwood everywhere except the kitchen is a compromise people regret; running the same LVP throughout reads as deliberate.

Open this answer on its own page
Should flooring go in before or after kitchen cabinets?

Before, in almost every case. Running the floor first means a dishwasher or a range can be pulled out and replaced years later without meeting a lip at the edge of the opening, and it gives a continuous surface if the layout ever changes. The exception is a floating floor, which needs room to expand and should not be trapped under cabinet bases. In that case the floor stops at the cabinet run and the appliance openings are packed to height.

Backsplash Installation

How do I choose a backsplash tile that works with the countertop?

Pick the countertop first, then the tile, never the reverse. A busy stone wants a quiet backsplash; a plain quartz can carry a tile with pattern or texture. Hold the actual tile against the actual slab in the kitchen light rather than comparing two samples in a showroom, because showroom lighting flatters everything. The most common regret is matching them too closely: a backsplash the same tone as the countertop makes the whole wall read as one flat surface.

Open this answer on its own page
Should a backsplash go to the ceiling or stop at the upper cabinets?

Standard is to fill the gap between the countertop and the upper cabinets, usually around 450mm. Running to the ceiling works where there is a range hood with open wall on either side, or a window wall with no uppers, and it makes a small kitchen feel taller. What rarely works is stopping partway up a wall with no cabinet above it, because the edge has nothing to resolve against and the eye goes straight to it.

Roofing Solutions

How do I know if a roof needs replacing or just repairing?

Age and the pattern of the damage decide it. An asphalt shingle roof in this climate lasts roughly twenty to twenty five years. Damage confined to one slope or one area after a storm is a repair. Granules collecting in the gutters, shingles curling at the edges across the whole roof, or a second layer already installed over the first all point to replacement. Repairing a roof in its final years costs money twice, because the next leak arrives before the repair has paid for itself.

Open this answer on its own page
What should I verify before hiring a roofing contractor?

Four things, in writing. A state licence you can look up. General liability and workers compensation insurance, verified by calling the insurer rather than reading a certificate. A written scope that names the shingle, the underlayment and whether the decking is included if it is found rotten. And the manufacturer warranty, which on most shingles is only valid when a certified installer does the work. A quote that is materially cheaper than the others usually excludes the decking.

Cost & Process

Is financing available for a home renovation?

Yes. Renovation financing is available for approved applicants, with terms that can cover up to 120 percent of the project, and applying does not require equity in the home the way a line of credit does. Approval is typically same day and the funds are drawn as the work progresses rather than in one lump. It is worth comparing against a home equity line before committing, because for a homeowner with equity the rate is often lower even though the paperwork takes longer.

What areas around Marietta are served?

Marietta and the surrounding Metro Atlanta area, including Smyrna, Kennesaw, Roswell, Alpharetta, Sandy Springs, Dunwoody, Woodstock, Acworth, Powder Springs, Austell, Vinings, Brookhaven, Decatur, Johns Creek and Atlanta itself. Being local matters more than it sounds on a renovation: permits go through Cobb County and the neighbouring jurisdictions, inspection scheduling follows their calendar, and a crew based an hour away loses that hour twice a day for the length of the project.

Open this answer on its own page
What is the difference between an estimate and a fixed quote?

An estimate is a considered guess based on what can be seen; a quote is a price you can hold someone to. A number given over the phone before anyone has measured is an estimate however it is labelled. A fixed quote follows a walkthrough, names the materials and the scope, and states what would change it, which is normally limited to what is found behind a wall or a change you ask for. Ask which one you are being given and get the answer in writing.

Open this answer on its own page
What should a renovation contingency be, and what is it for?

Ten percent on a house built in the last twenty years, fifteen on anything older. It is not a buffer for changing your mind, it is for what the walls hide: wiring that does not meet current code, a drain with no fall, water damage under a shower pan, framing that was cut for a duct run decades ago. On a house of a certain age the contingency is spent more often than not. Deciding the number before the work starts turns a surprise into a decision.

Open this answer on its own page
Why do renovation quotes vary so much between contractors?

Because they are rarely quoting the same work. The gaps are almost always in what is excluded: permits, demolition and disposal, subfloor repair, electrical brought up to current code, painting, and the final clean. Put the three quotes side by side and mark which of those each one actually names. A quote materially below the others is usually not cheaper labour, it is a shorter scope, and the difference reappears as change orders once the walls are open.
